Terms of Service
These terms govern your use of the Tax Acquisitions service (the "Service"), operated by ("we", "us"). By creating an account or using the Service you agree to them. If you do not agree, do not use the Service.
1. What the Service is
The Service is a research tool. It organises information about tax-sale auctions, properties listed as available after a tax sale, and tax lien certificates, collected from the public sources it names on each record. It is not a title search, a title opinion, an appraisal, a broker, an auction platform or a purchase channel. The Service does not sell, reserve or hold any property, and it does not submit bids or applications for you.
2. Your account
You must give accurate account information and keep your password confidential. You are responsible for activity under your account. One account is for one person: do not share your sign-in. Tell us promptly at if you believe your account has been used without your permission.
Some accounts are granted access by an administrator (for example testers during a beta). That access may be changed or withdrawn by the administrator.
3. Subscription and payment
Paid access is a monthly subscription (), billed in advance through our payment processor, Stripe. Stripe processes your card details; we do not receive or store your full card number. The subscription renews each month until you cancel. Prices and the plan's contents may change; we will tell you before a price change applies to your subscription.
If a payment fails, paid access may continue for a short grace period while the payment is retried; if the payment is not completed, paid access stops until it is.
4. Cancellation
You can cancel at any time from Plan & billing in your account menu (Stripe's billing portal). Cancellation takes effect at the end of the current paid period; you keep access until then. Except where the law requires otherwise, payments already made are not refunded for partial periods.
5. Acceptable use
Your use of the Service must follow the Acceptable Use Policy, which forms part of these terms.
6. Source information
Information in the Service comes from the government offices and other sources identified on each record, read at the date shown. We may normalise, combine and enrich that information (for example adding location or flood-zone data from other named public sources). We do not control those sources. Inclusion of a source in the Service does not mean the source endorses the Service, and it does not grant you any right to reuse that source's material beyond what the source itself permits.
7. No guarantee of availability or acquisition
A property shown in the Service may already have been sold, redeemed, withdrawn, re-listed or otherwise changed after the source was last read. We do not guarantee that any property is available, that any auction will take place, that any amount shown is the amount you will pay, or that you will be able to acquire any property. Acquisition is always through the official process of the office that holds the sale or the property, on that office's terms.
8. Not advice
Nothing in the Service is investment, financial, legal, tax or real-estate advice, and no attorney-client, broker, fiduciary or advisory relationship is created. Screening tools, ratios and labels are arithmetic on published figures, not recommendations. Before you bid or apply, verify every material fact with the official source and consult your own attorney, title company, tax adviser or other professional.
9. Service availability
We aim to keep the Service available but do not promise uninterrupted operation. Sources change, go offline or block automated reads; when that happens a record can be stale or missing, and the Service says so where it can. We may change, suspend or discontinue features.
10. Limitation of liability
The Service is provided "as is" and "as available", without warranties of any kind, express or implied, including accuracy, completeness, merchantability and fitness for a particular purpose. To the fullest extent permitted by law, we are not liable for indirect, incidental, special, consequential or punitive damages, or for any loss arising from a bid, purchase, application or other decision you make, and our total liability for any claim relating to the Service is limited to the amount you paid us for the Service in the three months before the claim arose.
11. Suspension and termination
We may suspend or end access for a breach of these terms or the Acceptable Use Policy, for non-payment, or where required by law or by a source's terms. You may delete your account at any time from the account menu.
12. Changes and governing law
We may update these terms; the effective date above changes when we do, and material changes are announced in the Service. These terms are governed by .
