This app collects what county and vendor sale sites publish, on a schedule, and shows it as collected. It is a research tool. It is not a title search, not an appraisal, and not a record of what happened at a sale.
Every property page names its Data source (the county auction site, the county's Lands Available list, LienHub, a Texas vendor listing) and its last synced time. County value figures come from the tax roll for the stated year. Coordinates come from a geocoder, flood zones from FEMA's National Flood Hazard Layer, imagery from USDA aerial photography - each labelled with its source where it appears.
Not published - the source did not post that figure (an opening bid, a parcel number). It does not mean zero or free.
Not checked - this app has not looked it up yet (a flood zone, an image). It does not mean there is nothing to find.
Not tracked - no source in this app carries that information at all (liens, judgments, code violations, sale outcomes). Absence here is never evidence of absence.
Not mapped by FEMA - FEMA publishes no flood map for that spot. It is not the same as low risk.
The county's own auction site, the Clerk, the Property Appraiser and the Tax Collector are the record. When this app and the county disagree, the county is right and this app is behind. Sale dates move, listings are withdrawn, bids are re-posted; the Data sources panel on the Dashboard shows when each dataset last synced and whether the last run was complete.
A property page lists each scheduled sale date this app observed for it and what the source showed each time. "Sale date passed - outcome not tracked" means the listing left the source's feed after its date. It does not mean the property sold, was redeemed, or was cancelled - this app records no sale results, winning bids or purchasers, and never infers one from a listing disappearing. "Superseded" means the source later listed the same property under a new date.
Value ÷ bid is the county value on file divided by the opening bid - arithmetic for screening, not a return or a margin. Fee figures are estimates with a stated open question. Nothing here is a recommendation to bid.
Verify every figure on the county's own site, order a title search, and have a title company or attorney review the parcel. Liens, code enforcement actions and other encumbrances survive a tax deed sale and are not visible here.

Property data is collected from county and vendor websites (most sources on a daily schedule) and can be wrong, incomplete, or out of date — a county can change or withdraw a listing at any time, including after our last sync.

A property whose own row has not been re-synced recently carries an amber edge in the list, so a stale record is visible where you are actually reading, not only in aggregate here.
Opening bid is the county's published opening figure. It is a floor, not the cost to acquire — on a Lands Available parcel, taxes and fees accrued since the failed sale are added under Fla. Stat. §197.502(7) and §197.542. "Not published" means the county has not posted a figure, not that the parcel is free.
County just / assessed value comes from the county or state tax roll, not from an appraisal, a market-value estimate or a comparative market analysis.
Fees shown on a property page are an estimate — Florida documentary stamps (0.70 per $100), recording, and on homesteaded parcels the half-assessed-value minimum under Fla. Stat. §197.502(6)(c) — calculated on top of whatever the winning bid turns out to be. Open question: under §197.502(6)(c) the county's published opening bid on a homestead parcel may already include the half-assessed amount; if so, the homestead part of this estimate is counted twice. This is pending accountant/attorney review. Treat homestead fee figures as unconfirmed.
Lien notes are manual research notes entered on some listings. Most listings have none ("Not reviewed"), no review date is recorded, and they are not a title search or title opinion. "No flags noted" does not mean the title is clear. The filter match tag is arithmetic on county figures plus that manual note, not a recommendation to bid.

You can reset your password from the sign-in screen and delete your account from the account menu; deleting removes your profile, favorites, hidden listings, watchlist and your notes, and nothing else.
